Marrakech is undergoing a genuine transformation of its hotel and tourism landscape. In the span of just four months, the ochre city recorded 3 billion dirhams (approximately 280 million euros) in tourism sector investments, accompanied by the creation of 3,000 direct jobs. These figures reflect the confidence of both national and international investors in the destination's potential.

Among the flagship projects are the opening of several upscale hotel properties, the renovation of historic riads converted into boutique hotels, and the development of new leisure infrastructure on the city's outskirts. Leading international hotel groups have announced new locations, further elevating the standard of Marrakech's accommodation offerings.

Occupancy rates at all-time highs

Marrakech's growing appeal is reflected in exceptional hotel occupancy rates. During peak periods, the city now approaches saturation, with occupancy rates regularly exceeding 85%. This pressure on accommodation capacity has precisely motivated the current wave of investment, as operators seek to meet ever-growing demand.

The Guéliz, Hivernage, and Palmeraie districts concentrate most of the new projects, but the medina is also thriving with the conversion of traditional mansions into charming guest houses. This momentum benefits the entire local tourism ecosystem: restaurants, guides, artisans, and transport operators all see their business boosted by this record influx.

A tangible impact for travelers

For travelers, this boom translates into a considerably enriched accommodation offering, ranging from intimate riads to five-star resorts with Atlas Mountain views. The overall upscaling of the destination also means higher service standards and more diverse experiences. However, early booking is advisable, as the most sought-after properties fill up several weeks in advance, especially between October and April. Marrakech-Menara Airport, the gateway to this bustling destination, is adapting its capacity to smoothly support this growth.
